Farmstay House Manual

Dear Guest,

We have created this house manual to provide answers to common questions, help our guests understand what's included and set general guidelines and expectations. The most updated version of this house manual can be found at: https://TwoGroomsFarm.com/welcome/.

Agreement: Please indicate you have read, understand and agree to the guidelines in this house manual prior to check-in by visiting https://TwoGroomsFarm.com/welcome/ and submitting the form. Please contact us if you have any questions at 407-500-6635.

Arrival: Upon arrival, you’re welcome to wait inside of your vehicle in the parking area next to the main house. Text or call us to let us know you’re waiting in the parking lot. The gate entry code is the last four digits of your phone number. We will direct you to your parking and suite.

Allergies: We use common disinfectants and cleaners that some guests may be sensitive to and your suite is adjacent to our soap room and you may be subjected to scents throughout your stay. If you are sensitive/allergic to animals, sanitizers, cleaners, deodorizers, plug-ins, essential oils and fragrances, our farm stay may not be suitable.

Animals: Farm - Our animals are generally friendly. Please feel free to interact with them. They may play rough. Please always guard your face and eyes. The goats are strong and their horns can cause severe injury. Again, please guard your face as they may unintentionally injure you. Do not feed our animals unless the food is provided/approved by us. Visit but be careful with our donkey, Ears; he sometimes playfully bites and it will hurt!

Animals: Wild - Fire ants, wasps, snakes, spiders, mice, rats, fox, coyotes, bears, raccoons, rabbits, opossums, deer, owls, hawks, cranes, and squirrels are often spotted. Most will be more afraid of you than you are of them. Beware of the ants. Their bites will itch severely for weeks.

Barbecue Grill: A propane gas grill is provided on your deck for your convenience. Please be kind and remember to clean up after use.

Beverages & Snacks: Coffee, tea, hot chocolate, milk, sodas, gatorade, water, beer and fun snacks are located in-suite for your convenience and enjoyment during your stay. Milk: Please enjoy one complimentary carton of milk. Additional cartons can be enjoyed for $3.00 each.

Breakfast: Instant oatmeal, instant pancakes, breakfast cereal, yogurt granola bars and/or other light breakfast items are provided for your convenience and enjoyment during your stay. We kindly request you enjoy the items during your stay and not pack remaining items to go.

Catering: We have partnered with Jessica Frituras Catering to provide delicious meals for you during your stay. Please contact Jessica for her availability, current offerings and pricing at 718-307-8541. https://www.instagram.com/jfrituras_catering/

Check-Out: Please leave your suite unlocked and the room key on the TV table. Please insure the doors and windows are completely shut. Remember to be courteous by leaving the room tidy.  This Farmstay is considered a part of our home. Leaving the suites tidy is always greatly appreciated by all hosts.

Climate Control: The control for heat and air-conditioning is located in the “Goat Pen” room. Keeping the doors closed will help keep your room comfortable and help to control pests. We do not recommend leaving the doors open.

Coolers: Coolers of all sizes are available for your day trips when we are home. Just ask!

Electric Fencing: The black and yellow wire running along the lower fence board is electrified. If you touch it, you may get shocked. It won't scar or hurt you but it can be unpleasant.

Entry Gate: Please use your code to enter. (usually the last 4 digits of your phone number)

Exterior Lighting: Use lighting as needed but please remember to turn the lights off when they are not in use. Forgive us but we will gently remind you to turn off the exterior lights if we think you've forgotten. Switches frequently left on are covered with a plate. Lift the plate to use the switch.

Fire Pit: Feel free to use the fire pit. The natural rock around the pit will split and spark. Sparks can cause injury. Please center your fire and use caution. Keep the fire small and centered and stand back. (See Firewood below).

Firewood: When available, we may provide one complimentary bundle of firewood. Additional wood/twigs can be taken from the burn pile behind the chicken coops. Additional bundles can be purchased for $10.00.

Housekeeping: We generally won't provide housekeeping during your stay, however if you need us to tidy up your room, remove trash, replace sheets, etc. please don't hesitate to ask. Your comfort is our priority. For your convenience a vacuum, broom and cleaning products are located in the utility closet next to the gray wardrobe.

Ice: Please turn the ice maker off when not in use. Thank you. A bucket is provided for overflow.

Insects:  There are many flies, bugs, spiders, outdoor roaches, palmetto bugs mosquitos, silverfish, earwigs, etc. around the barn. They will get in. Please keep your doors closed especially at night. The area is surrounded by parks so insects are a natural part of life around here. Animals make lots of poo which attracts flies and bugs. We try to minimize pesticides that can harm our animals so we generally coexist and deal with harmless bugs. If you experience any discomfort whatsoever, please let us know immediately.

Linens & Towels: Need a refresh? Send us a message. You may store excess pillow on top of wardrobe when not in use.

Neighbors: Gatwick is a residential community. Our neighbors have been kind to allow us to host guests. Please be mindful of our neighbors’ peace and quiet at all hours. The posted speed limit on Arundel Way is 25MPH. Please do not drive above the speed limit.

Parking: Please park on your barn porch. If you have a larger vehicle or truck, please use the RV port. Parking and driving in some areas can cause damage to our septic and irrigation systems so please be mindful.

Parties & Events: Guests are welcomed to invite their trusted friends and family for a visit for a small gathering, party or barbecue. However, please do not invite overnight guests that are not a part of the original reservation/contract. We will charge an additional fee. Advance notice is requested.

Photography: We can’t get enough of your pictures! Take as many photos as you wish but please share and tag us! We are /TwoGroomsFarm on all platforms.

Pool: The pool is currently unavailable.

Reviews: Perfection is probably not possible but we strive to get as close as possible. Please communicate with us if something is not right or exceeding your expectations. We really do want you to feel safe and happy above all else! Please review us on Google, Facebook and your booking platform. Personal note: The saddest review we ever had was from a very happy and satisfied guest, (June 2021). He rated 4-stars on all 7 metrics because "there is always room for improvement".  Please rate us on YOUR actual experience and not this philosophy. If anything disappoints you, please give us the opportunity to fix it before you check out. Please.

Room Key: An additional key can be provided. Please don’t forget to leave your key upon check-out.

Smoking: We understand that smokers need their area too. We ask that you please never smoke around animals or in covered areas as smoking causes staining over time. Please smoke in open areas. Please never drop wrappers, butts or matches anywhere on Two Grooms Farm. Use the ashtray provided and clean it prior to your departure.

Television: Enjoy streaming services on your TV! Instructions can be found under the TV. If you have trouble connecting, please ask us for help. Only available when the Wi-Fi is working.

Toiletries: A complimentary sample of our goat milk soap is provided for your enjoyment. For your convenience, there is an in-suite toiletry basket under the kitchenette sink. Enjoy ONE complimentary toiletry on us. If you need several items, please leave the appropriate replacement value ($1 to $5 per item). We do not profit from this but provide it for your convenience. Please do not leave opened toiletries in the basket-take it with you or discard it.

Toilets: Your suite is on a sensitive septic system. Please do not flush anything but toilet paper. All other products should be discarded in the waste containers provided. Please don’t hesitate to ask for additional trash bin liners.

Waste & Recyclables: Please place all recyclables including glass, metal and plastic in the appropriate blue bin provided outside your back door. We can collect excess trash as needed. Please just let us know.

Wi-Fi: TwoGroomsFarmDeco will provide the strongest signal around your suite.  The password for all of our Wifi networks is Grooms6635. It does not always work and we apologize in advance for the inconvenience.
